When selective demolition is the right call
Selective demo fits any project where the space around the work is already finished or still in use. It is common in high-end home remodels, partial renovations and tenant improvement projects. The scope is usually small in area but high in precision, and the crew's habits matter more than the size of the equipment.
- Opening or removing a wall, fireplace surround or built-in
- Removing a kitchen island, counters or one run of cabinets
- Taking out a single bathroom inside a finished home
- Tenant improvement demo of specific walls, ceilings or flooring areas
- Removing finishes for a design change while the structure stays
- Opening walls or ceilings for plumbing, electrical or structural access
Protecting finished floors and surfaces
Before any tool comes out, we protect the path from the door to the work area. Ram Board goes down on finished floors, plastic sheeting goes up on walls and doorways, and nearby fixtures are covered or moved. In homes with new hardwood, stone or polished concrete, this step is not optional.
The work area itself is sealed off as tightly as possible, so dust stays where it is created.

Controlled removal, piece by piece
Selective demolition is slower than a full gut on purpose. Materials are cut and removed in pieces sized to carry out safely. Drywall is cut along clean lines so the patch is easy for your finisher. Stone and tile are taken off without shock that could crack the surface next to them. We check for wiring, piping and ductwork before cutting into any wall or ceiling.
Selective demolition for tenant improvements
In commercial TI projects, selective demo often means removing a few walls, part of a ceiling grid or a section of flooring to match a new layout. The rest of the suite and the building's common areas must stay clean and usable. We coordinate with the GC and the building manager on access, hours and loading so the work fits the building's routine.

Clean every day
With selective work, cleanup happens all day long. Crews vacuum and sweep throughout the day, debris is carried straight out to our truck, and the space is left tidy each evening. In occupied homes, that means you can keep living around the project. Customers have mentioned how spotless we left their homes.
Working with designers and contractors
Selective demolition is usually one step in a bigger design. We review drawings or walk the space with your designer or GC, mark what comes out and confirm what stays in writing. If something unexpected appears once a wall is open, we stop and check with you before going further. That habit protects your budget and keeps the remodel on plan.
