Garage conversion demolition
Converting a garage into an ADU usually starts with a gut. We remove old drywall, shelving, cabinets, the garage door and any damaged framing your contractor flags. If the new floor plan needs plumbing in the slab, we can saw-cut and remove trenches or sections of concrete so the plumber can work.
The result is a clean shell that is ready for the conversion work, without months of stored junk or old finishes in the way.
We follow your plans and your contractor's direction on what framing stays. If the conversion keeps the existing walls and roof, we work carefully around them and leave the structure intact for the next phase.
Full garage teardowns
Some garages are too small, too old or in the wrong spot for an ADU. In that case we take the whole structure down, including the roof, walls and slab, and leave a level pad for your builder. Many detached garages sit along the back property line, so we work carefully near fences, walls and neighboring structures.
Garages on alleys and tight lots
A lot of older LA neighborhoods have detached garages at the end of a long driveway or opening onto a rear alley. Alley access can be a big help, since trucks can load right at the garage. Long, narrow driveways take more planning, so we size equipment to fit and protect the driveway surface where heavy loads pass.
Shed removal
Sheds come in every material: wood, metal, plastic and block. We take them apart, remove the floor or slab underneath and haul the debris. Small shed jobs are often fast. We have come out the same day to look at a shed and demolished it the next day.
Clearing out before demolition
Garages tend to be full. Old furniture, tools, paint cans and boxes often need to go before demolition can start. We can haul the contents along with the structure, so you are not dealing with two separate companies. Let us know what you want to keep and we will work around it, or set it aside in a spot you choose.
What garage demolition includes
Every job is scoped on site, but a typical garage or shed demolition covers:
- Removal of contents and junk, if requested
- Interior strip-out or complete structure removal
- Garage door, roof and framing removal
- Slab breakout or saw-cut trenches for ADU plumbing
- Sorting of wood, metal and concrete for recycling
- Haul-off in our own dump trucks and trailers
- Final cleanup of the area
Permits and older garages
Removing an entire garage usually requires a permit in Los Angeles, and older garages may have materials that need testing before demolition. We coordinate permits and scheduling and tell you what is required for your property before work starts.
